Winding Woods Commerce Park encompasses over 1,300 acres with prime intermodal access by US Highway 78 and rail.
The Winding Woods Commerce Park is monumental for the western portion of Dorchester County with more rural attributes, the need for jobs and investment is a significant priority to the community.
History and Overview
In the spring of 2008, the owners of the Winding Woods site met with Dorchester County Economic Development (DCED) to discuss their property. Partners, Thomas Calcote and Barry Stephens were ready to see something happen at the site, in rural St. George. After a tour of the property, DCED realized the potential that this site would have as a future developed industrial park in the St. George area.
2012 marked the official ground breaking of Winding Woods Commerce Park. County officials worked to secure water, sewer, and reclaim water with a $3.6 million investment. $1 million was provided by the Upper Dorchester County Economic Development Fund, to contribute to the infrastructure investments. Matching funds included $2.1 million from Santee Cooper, in addition to water and sewer impact fees. The infrastructure improvements were completed in the summer of 2015.
Also in 2015, with assistance from Senator John Matthews and Representative Patsy Knight, Dorchester County Council approved the purchase of three (3) lots to construct a series of speculative buildings.
In October 2016, a design/build contract was awarded to the team of MB Kahn and LTC Architects to build the first 100,000 square foot speculative building.
Santee Cooper provided the loan to construct the building. Edisto Electric Cooperative is the electric provider for Winding Woods and sponsor of the loan from Santee Cooper.
The ground breaking ceremony was held on Friday, March 10 2017.
A ceremonial ribbon cutting was held on Thursday, November 2, 2017.
The speculative building at Winding Woods Commerce Park is a catalyst for attracting industry to the area and promoting the County’s proximity to the intersection of two major interstates: I-95 and I-26.
